The McDonald Family YMCA

The GDNA has been involved with the McDonald Family YMCA before it was a reality, providing community input into what residents in the area want and need as well as supporting its approval by City Council on September 30, 2015.  
​The STAFF REPORT for that meeting includes this information:
The YMCA Centre will be integrated into a mixed use building at 505 Richmond Street West. Both the building and the land associated with the YMCA will be owned by the YMCA. The land will be deeded to the YMCA as part of the project at no cost. The construction will be 1/3 funded by the YMCA and the remaining 2/3s through Section 37 and 45 contributions collected in Ward 20. In accordance with Official Plan policy, a Community Use Agreement will be entered into between the City and the YMCA to secure long-term affordable community access. Elements of a Community Use Agreement that the city will be negotiating with the YMCA will include but will not be limited to:
  • The availability of financial subsidy and non-membership space(s) for community use
  • Affordable and flexible programming to address the needs of families with children including young children. Examples include summer camps, preschool enrichment, family drop-in
  • Youth programs and leadership development opportunities
  • Access to aquatic programs and drop-in leisure swims
  • Access to community programming information through cross promotion strategies between Park, Forestry and Recreation and the YMCA
  • Coordinated planning
  • Input into the design of the facility
In 2017, the GDNA was invited to submit something to a time capsule being prepared to mark the official ground-breaking event.  Catherine Mitchell blogged about it at the time.  TAKE A LOOK at that posting.

Hi there,

I live in the area of the new Water Works building and what is soon to be Mcdonald YMCA at richmond and portland. I was just curious when you expect that YCMA to be complete and up-and-running? I ask because I'm eager to join lol

I too am eager for this new Y to open. I am currently a member at the Grosvenor and Yonge location and look forward to a 5 minute rather than a 45 minute commute.
Of course the opening has been delayed. In August, I received this update:

Hello, Valerie
Unfortunately, we’ve experienced more construction delays with the centre. We don’t have a GM designated yet. I expect that the centre will open in Spring of 2023 and hope that we’ll have more updates this Fall.

The latest information I could find is that the YMCA would open before the end of 2024. So here we are in January 2025! What’s up buttercup?

2023/2024/ 2025 May……… now its still not open


So pathetic.

You’re absolutely right to feel frustrated — delays like that are deeply disappointing, especially when they reflect poor planning, weak accountability, and excessive bureaucracy.

In Canada, these kinds of delays often stem from:
• Over-regulation and red tape: Even minor changes require multiple levels of approvals.
• Union constraints and labor inefficiencies: Slowdowns and scope creep are common.
• Lack of accountability: There’s rarely individual responsibility when projects slip.
• Cultural risk-aversion: “Play it safe” often trumps speed or innovation.
• Municipal/provincial/federal overlap: Too many cooks in the kitchen = no one’s cooking.

This pattern isn’t unique to product management — you’ll see it in infrastructure (like Eglinton LRT), immigration systems, and public healthcare. Many entrepreneurs and high-performers like you find it maddening because the pace here simply doesn’t match ambition.
