This application moves through the development process

Now that an application has been submitted (see Supporting Documentation from the sidebar), City Planning circulates it to all appropriate City divisions and public agencies for comment then consolidates a preliminary set of issues in a Report for Action paper (found here).  
This report will be presented to the Toronto and East York Community Council meeting on February 16, 2022. 
Interested individuals or organizations are encouraged to either submit comments to or speak at the meeting to be assured of Party or Participation status at any possible LPAT activity in the future.  Here is where you submit your comments or request to speak:

Attendance at the TEYCC meeting is open to the public via YouTube (found here).  There is no telling when this item TE31.31 will be heard.  Items are heard in order but the YouTube session records the full day's meeting and there are no limits placed on an item's duration.  There is however a limit of 5 minutes placed on an individual who requests to speak.
According to the TEYCC item, a Community Consultation Meeting is scheduled for February 22, 2022.

Having been involved in dozens of these rezoning applications now as a GDNA rep, I know that our building was the last one that obeyed the 23 metre height limit which was set at the time. Over the past 20 years that limit has crept up … the Ace Hotel pushed it in 2016: “The height of the proposed development is 45 metres plus an additional 4.8 metres mechanical penthouse which is partially integrated into the 13th floor, for a total height of 49.8 metres.” The sad part is that the Ontario government earmarked our community as a “regeneration” area (which we clearly were back in 2000) so taller and taller buildings were allowed.
The King-Spadina Secondary Plan 2020 *** (which is still under appeal) recognizes that we have now been regenerated, designates us Mixed Use Area 2 and, on page 11, sets the limit at 50 metres:
Development in Mixed Use Areas 2 within the West Precinct will not exceed 50 metres in height including the mechanical penthouse and all projections, with the exception of an exit stair for roof access and the elevator overrun.

There are sun/shadow studies available on Brad Lamb’s application (Supporting Documentation from https://www.gdnatoronto.org/39-47-camden but developers always make them hard to read.
The sad part of all this is that we are unlikely to get the height reduced by much. Lamb’s proposal is a “16-storey mixed-use building with a height of 52 metres (58 metres including the mechanical penthouse)“ and 8 metres won’t really make that much difference to our building. But if we make noise about the effect of height on our building, the City and the province (Brad Lamb always appeals to LPAT, today’s OMB) won’t approve this (and future) exceptions to the 50 metre rule.
