Community Consultation Meeting held March 6, 2018

This meeting followed the usual format with Joe Cressy's intro, the City planner's overview and the developer's detailed description of the project.  Unlike other development presentations, this was the only one that evening and it received a full hour and a half rather than the usual hour.
​This commercial (no condos) development is definitely complex with the retention of heritage office buildings (which will continue to operate during construction) and a set of overlays that bridge the various structures. From my perspective, the complexity was best visualized by a small 3D printed model ... kudos there.
I heard two major threads of objections about this development.  One concerned the traffic on Portland and the other came from residents at the condominium at 461 Adelaide West, just to the east of the development site.

The traffic on Portland is, in everyone's opinion, a mess.  120 parking spots for this office complex will be managed via an automated parking system (http://www.klausparking.com/) with entry from Portland.  One can only imagine what kind of queuing will occur weekdays on Portland as employees arrive for 9AM.  
As for the residents at 461 Adelaide, those who have west facing balconies (referenced by the arrow in this diagram) will now be facing a blank wall only metres (4 metres?) away.  Those whose balconies are more than 22 metres off the ground, will have some respite as the proposed building pulls back at its 6th floor and higher.
The developers have appealed to the OMB but currently no hearings have been scheduled.

The situation for the west elevation of 461 Adelaide At. W. is simply brutal. Even with the pullback on the sixth floor, there will be little to no light penetration and virtually no reflected light penetration. The exception would be during a period of the day in the summer when the sun is high enough to be overhead.

The mass of the building has actually grown since it was first proposed, and the bulk to the south has now pushed into the lane by virtue of an overhang. This will further diminish the last bit of western light making its way into the mid-block. This has been done to suit the enlargement of the top portion of the office component that will maximize sunlight for the occupants of that part of the complex.

Another huge concern about this delevopment is how it will put 461 Adelaide street west in complete darkness. According to the shadow studies the residence of fashion house will be in complete darkness for 364 days of the year, leaving just one day in June for sun between 1-3 pm. This will make the lives of 100+ residents of 461 Adelaide St. West a very unpleasant and unbearable experience. The developers skipped over this part durning the meeting and only talked about the shadows on the park and on Adelaide St. Not only that but there will be black wall up to about the 8th floor right up to the property line of the Adelaide building which not only be ugly for the residents to look at but will put the residents in the lower floors in permanent darkness.
